The Energy and Sustainability Manager is responsible for overseeing and carrying out energy and sustainability objectives for an assigned account in accordance with management agreements, client requirements and Cushman & Wakefield standards.

Description

Cushman & Wakefield assist clients in every stage of the real estate process, representing them in the buying, selling, financing, leasing, managing and valuing of assets, and providing strategic planning and research, portfolio analysis, site selection and space location, among many other advisory services.

Position Overview:

The Energy and Sustainability Manager is responsible for overseeing and carrying out energy and sustainability objectives for an assigned account in accordance with management agreements, client requirements and Cushman & Wakefield standards. In this capacity, he or she will work to ensure that client has the best information and recommendations with which to make energy management and sustainability decisions.

In implementing these objectives, he or she will work closely with the operations manager, facilities managers, building engineers, building operating engineers, and vendors to ensure a seamless delivery of these services, in support of our overall goal of maintaining, a neat, clean, safe, healthy, comfortable and uninterrupted work environment at the lowest cost possible.

Responsibilities:

Energy Conservation / Capital Projects: Develop with the property teams energy efficiency capital projects that meet the client's return on investment criteria.

  • Review projects suggestions from facility operations staff for viability.
  • Coordinate the development of the capital plan, ensuring that quality projects are included in the plan
  • Track progress of capital project implementation, drive projects to be on time and at expected return on investment.
  • Provide Quarterly Reports - forecast the impact of proposed and implemented capital projects affecting energy costs, by facility.

Operational Efficiency - Develop and implement programs which drive energy efficient behavior in facilities, both for client's associates and facility operators.

  • Report on performance for all facilities where utility costs are greater than $200k per year.
  • Implement clients awareness programs throughout the Region
  • Provide Quarterly review to ensure property list reflects occupied locations and report same to client's Energy Team
  • Perform quarterly reviews with property teams regarding the energy performance of the facilities' that they manage.
  • Sustainability: Identify priority categories where cost and sustainability savings can be achieved on a whole life costing basis

Provide evidence of a track record of delivering sustainability and whole life cost performance improvements across a real estate portfolio e.g., carbon, energy and waste

  • Legal compliance
  • Water conservation
  • Quantification and minimization of greenhouse gas emissions
  • The minimization of chemical usage across the portfolio
  • Waste recycling and reduction goals
  • Incorporate sustainability consideration into vendor, contractor and/or product selection processes

Assist with LEED-EB, LEED-NC, LEED-CI and LEED-CS certifications:

  • Tracking credits associated with LEED-EB
  • Measuring building performance
  • Submission of LEED documentation
  • Entering information about LEED credits and certifications into the clients environmental databases

Research and evaluate options, present recommendations, and implement programs for reducing energy usage, related conservation programs, and their related costs, for all Clients properties as assigned, in support of clients overall business objectives.

Analyze projects in relation to total life cost and available to our Client, City, State of California, and other available incentive programs and prepare proposals for presentation to our client.

Become familiar with EPA's Energy Star program, work with the facilities managers and chief building engineers to ensure that the highest possible scores are achieved and to ensure that each property maintains its Energy Star Label.

Represent client on the Cushman & Wakefield Energy and Sustainability Committee, interacting with Cushman & Wakefield managers and senior management to share ideas and further develop these programs.

Oversee client's energy curtailment program, assessing the various programs available, establishing a rapport with the various providers, and making recommendations on behalf of the client accordingly.

Become familiar with the various tools for measuring client's carbon footprint and develop means for recording it on a quarterly basis, working to reduce it in conjunction with our Clients energy and related conservation programs.

Track all utility usage for portfolio.

Be familiar with Cushman & Wakefield's and client's policies and procedures as they relate to this position.

Work with facilities managers and engineers to ensure all equipment and systems are maintained to the highest level of efficiency practical, to provide optimal environmental conditions within the facility for the minimum expenditure of energy.

Qualifications:

  • BS in engineering or related field.
  • 5 to 10 years experience in high-rise office building operations, data center maintenance, energy management, and sustainability programs.
  • Familiarity with Client's rebate, demand response/curtailment, EPA Energy Star for buildings, and LEED Green Building certification programs.
  • Experience with alternative power sources, energy conservation retrofits, and carbon offsets.
  • Ability to communicate effectively both verbally and in writing, with senior managerial and executive level personnel.
  • Participate actively in at least 2 professional organizations related to this position: Building Owners and Managers Association, International Facility Managers Association, U.S. Green Building Council, Association of Energy Engineers, etc.
