Address map 972 Dekalb Ave NEI saw these homes this past weekend as a part of a home tour and I've got to say that I agree with The A.'s review. It's fairly obvious that these townhomes were designed and built to barely meet the marginal definition of a green building and to be marketed as such. Like The A. said, the developers are more concerned with tacking on premiums for features that really are not that green, but are overtly pushed as being so, rather than putting in systems and features that really do something (environmentally speaking). The jacuzzi on the roof of the unit is ridiculous as well as the fact that try to spin a few little patches of grass as being some type of green roof which is anything but. The developers obviously want to get credit for expensive green systems without actually paying for them/installing them. Seems to be a real greenwash marketing campaign they have going.
On the way home, we actually drove by two really cool modern projects that were probably the greenest homes I've ever seen in Georgia. I'm surprised they were not on the tour. They had solar power, solar hot water, and a real green roof. We didn't get to go inside, but the brochure looked really cool and they were cheaper than Inman Green. Inman Green is anything but green. LEED certification does not always denote eco-friendliness and in many instances, LEED buildings are proven to be less energy efficient than comparable structures. One of LEED's biggest problems is there is no performance testing after the structure is built. So you could put all sorts of features in a place that doesn't even need them (like recycled rainwater for landscaping on a 95% impervious site; Inman Green), and get LEED certified, never knowing if that building will ever perform as it is purported to. There is nothing green about gas fireplaces and electrically run jacuzzis. Anyone with a shred of understanding regarding sustainabilty would realize this. Though the sustainability bar is set inaffectualy low for Atlanta, this development barely qualifies as such. It takes a lot more than recycled glass countertops to have truly sustainable structure.
Inman Green's LEED Gold status comes mostly from gaining points based onthe site location and the implementation of easier achieved, and less environmentally beneficial, credits. I know because I'm a LEED AP myself and have first hand knowledge of the project. Oh yeah..the project isn't even registered on USGBC's website as being LEED certified. "Working toward" LEED Gold and actually attaining it are greatly different. Marketing it in any other way is not only deceptive, but illegal.
Real enegy efficiency and production are not even addressed in this project and it's green claims are sadly uninformed and disingenous at best. Stop using green as way to tack on premiums to your developments and start researching and implemening environmentally responsible building practices because it's the way development should be done. Pelle development's overt lack of understanding of green practices, and their fundamental intention, is embarrassing. Who else would think being close to MARTA and having concrete floors are constituents of a green building? Inman Greenwash.

When you are shopping for green real estate, you're bound to encounter many alluring terms and eco-friendly concessions. Every nod to the environment is nice but if you really want to switch over to the green side, LEED certification from the U.S. Green Building Council is the only way to go.
